Selecting the right location can save you from a potential decrease in value of your home. Investigate the neighborhood and surrounding area before settling on a particular lot.

Some things to look for when selecting your lot:
- The lot should have privacy
- The lowest drainage point should be above the sewer line
- Situated in a low-traffic area
- Have good firm soil
- Have good drainage
- Surroundings should be quiet and safe
- Plenty of trees
- In an area with underground utilities
- Defined boundaries that will not be disturbed
- Have attractive surroundings with easy access to major highways and community services
- Located within good school districts
- Privacy trees or room for privacy hedges, etc.

Some things to avoid when selecting your lot:
- Located on a major thoroughfare with a speed limit over 35 mph
- Soil is sandy or can shift or shrink
- Has poor drainage or gullies where water collects
- Its shape limits space for front, side or back yard
- Located near major power lines, air traffic, railways, radio towers, or other hazardous areas
- Has steep slopes that make is difficult to mow or drive up on icy pathways
- Situated on a flood plain
- Situated in a declining neighbourhood
